1. Acceptance

By using the Stonebridge Realty website ("Site"), real estate services, or text message marketing program (the "Messaging Service"), you agree to these Terms and Conditions ("Terms"). Do not use the Site or Messaging Service if you disagree. These Terms are part of and subject to our Privacy Policy (collectively, the "Terms Documents"). To the extent a conflict exists between these Terms and other Terms Documents, these Terms will control with respect to the Messaging Service.

2. Services

Stonebridge Realty provides real estate services in Illinois, helping people buy or sell homes and working with investors on investment properties. Site information is for general purposes and not a substitute for professional real estate advice. Through the Messaging Service, we deliver recurring automated promotional and personalized marketing text messages (e.g., SMS and MMS) such as property alerts or cart reminders.

3. Use of the Site and Messaging Service

You agree not to:

• Use the Site or Messaging Service illegally.
• Transmit harmful content via the contact form or Messaging Service.
• Disrupt the Site's or Messaging Service's functionality.

4. Intellectual Property

Site content and Messaging Service materials are owned by Stonebridge Realty or its licensors. You may not copy or distribute them without permission.

5. User Content

Information you submit via the contact form or Messaging Service grants us a non-exclusive, royalty-free license to use it for real estate and marketing purposes.

6. Messaging Service Terms

You agree to receive recurring automated promotional and personalized marketing text messages (e.g., SMS and MMS) from Stonebridge Realty, including messages sent using an automatic telephone dialing system, to the mobile telephone number you provided when signing up or any other number you designate. Consent to receive automated marketing text messages is not a condition of any purchase. Msg & Data rates may apply. Message frequency will vary. Stonebridge Realty reserves the right to alter the frequency of messages sent at any time, increasing or decreasing the total number of sent messages, and to change the short code or phone number from which messages are sent, notifying you when we do so. Not all mobile devices or handsets may be supported, and our messages may not be deliverable in all areas. Stonebridge Realty, its service providers (including Launch Control), and supported mobile carriers (e.g., AT&T, Verizon Wireless, Sprint, T-Mobile, and other major national and regional carriers) are not liable for delayed or undelivered messages.

Cancellation

Text the keywords STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to cancel. After texting STOP, END, CANCEL, UNSUBSCRIBE, or QUIT, you will receive one additional message confirming your request has been processed. You acknowledge that our text message platform may not recognize unsubscribe requests that do not use these keyword commands, and agree that Stonebridge Realty and its service providers (including Launch Control) will have no liability for failing to honor such requests.

7. Limitation of Liability

Stonebridge Realty is not liable for damages arising from your use of the Site or Messaging Service. Both are provided "as is" without warranties, express or implied.

8. Third-Party Services

We use Follow Up Boss (CRM) and Launch Control (SMS marketing) to manage and communicate with you. We're not responsible for their practices, which are governed by their own terms and conditions.

9. Termination

We may suspend or terminate your access to the Site or Messaging Service for violating these Terms.

10. Governing Law

These Terms are governed by Illinois law. Disputes will be resolved in Illinois courts.

11. Changes

We may update these Terms periodically. The latest version will be posted on our Site at stonebridgerealty.com/terms. Continued use of the Site or Messaging Service after changes constitutes acceptance of the revised Terms.
